Where are the neighborhood regulations/covenants?
A copy can be found under the 'Neighborhood Documentation' tab on this website. Alternatively, homeowners can contact MJS to have a copy provided to them.
Can the neighborhood covenants be changed?
Covenants which are deemed extremely restrictive are reviewed periodically for revision. A homeowner who would like a covenant reviewed may contact the Board to have it placed on the monthly agenda.
What do I do if I received a violation notice, but I don't think it's correct?
Contact MJS to appeal the notice. Appeals are sent to the Board of Directors for investigation of validity.
Who confirms the validity of violations?
A member of the Board is charged with confirming violations. If there is uncertainty as to the validity of the violation, a second Board member and at times the entire Board will review the violation.
Who are the Board of Directors?
The Board consists of five homeowners who's responsibility it is to handle all operations of the Homeowners Association.
How does a homeowner become a member of the Board?
Election to the Board occurs every year during the Annual Meeting, which happens in the Spring. In order to be eligible, a homeowner must not be currently in violation of the covenants, not have received a violation beyond the courtesy letter in the last year and be current on their Annual Assessment. Board members are elected for three-year terms with two positions opening every year and one position every third year.
I want to meet with the Board. How do I make that happen?
Homeowners who want to meet with the Board need only contact them via email. They would be more than happy to meet with you.
How often does the Board meet?
The Board meets every month, with the exception of December.
Can I attend a Board meeting?
Board meetings are closed to the public as confidential homeowner information is often shared. At times homeowners who have contacted the Board have been invited to the first portion of the meeting so that they can communicate their concerns.
How do I know what the monthly Board meeting covered?
Minutes of monthly meetings are posted on this website after they've been approved by the Board for publication.
How are decisions made?
Decisions are based on a simple majority with only three votes needed to gain approval. No one Board member's vote is weighted more than any other. The President of the Association is responsible for facilitating meetings with meetings generally following Robert's Rules of Order.
I received my notice of the Annual Assessment, but I can't afford it. What do I do?
The Annual Assessment is split into two payments to make it easier to handle. The first payment of $165 is due on January 15th and the second payment of $140 is due on July 1st. If you are having financial difficulties and are unable to meet this obligation, please contact MJS who will communicate your hardship to the Board who may be able to arrange a payment plan to meet your needs.
What happens if I don't pay my Annual Assessment?
A homeowner who has not paid their assessment by the due date will receive notification of the Association's intent to refer the homeowner to our attorneys for collection. The homeowner then has 10 days to contact MJS or submit payment.
